One of the features that was asked for at the new facility was for the ability to store kart equipment on site. This would be good for karters who did not have some sort of hauler or who lived where there was no place to store karting equipment. This would also expedite getting to the track on a T&T evening by being able to go straight to the track from work. Attached are a few pictures of the garages we are investigating

Each unit was 6.6' x 8’ x 9' high. It has chain link dividers between each unit

The main idea behind these is to widen our access to the facility. The units themselves are meant to be purely for storage and not as a workspace. The 6 unit seacan has each unit at 6.6 x 8 x 9 which if packed correctly could hold a double stacker kart stand, a couple EZ up tents, tool boxes, spare wheels and other spares.

Pricing and availability is still being worked out on these options.

Any thoughts or suggestions or contacts that we should know about for these is welcome.

I think its a fantastic idea!

I've spoken to a couple of 'potential' drivers, and this is exactly what they need to get into karting, since they don't have space to keep their karts at home or a way to transport them to the track. This would be the ticket!

If the number of members looking for this kind of facility is low -say a dozen or so- then this is likely the best option in terms of cost.

If there is more interest then it makes sense to investigate building a self-storage type building. These are very cost effective on a per square foot basis, are easy to electrify and can be insulated. There is also a huge aesthetic advantage.

As someone who lives in a condo downtown, count me as one who this would make a big difference for.

I would certainly be willing to pay 'x' years rent or something up front to get this done, as I realize the club is likely not going to be in a position to spend capital on this next year, and it will likely require members to front the money.

Also, if members are willing to front the cost (as opposed to the club buying, and then trying to recoup funds through rentals), it might make it easier to purchase something a little bit nicer that will be a benefit to the long term facility.

Also, I dont think the space needs to be big enough to work in, but it would be nice if you are able to pit right off the front off your unit.

I am interested in this option as well.

The club just needs to set the guidelines in terms of what type of C-Can the members can purchase, and the agreement for how many years we can use the structure rent free in exchange for purchasing the unit.

After that I would think anyone who wants to group together and pick one of these up should be good to go.

Anyone who is interested in a Sea Can, please email me ([email protected]). Once we have an idea of interest, we can start putting this together.

1. It is likely that this will be for storage only. Please specify the size you would like to have.
2. This would initially be done on a multi-year rental agreement, please indicate a term that would be best suited to you. It is likely that only one term length will be offered.
3. Anything that is purchased will be the property of the CKRC.
4. There will be specifications for purchasing. Only CKRC approved structures will be allowed.

Pricing update on the garage bay rates:

For the moment we are floating the idea of a 40 foot seacan container divided into 6 bays with the dimensions of each bay being 6.5' W X 8' D X 8.5' H with a 6 foot wide rollup door. Lease rates would be $125/month + GST for each bay. All six bays would have to be pre-paid for this to go forward. A 2 year lease paid upfront would be needed to get this first container garage going as the club is not in a position to carry these until they are paid off.

This would be located West of the Scoring Tower container along the fence line with a runner access to get karts on stands back and forth from the Pre-Grid area. This space would be designed to allow pitting from out front of the roll-up door.

Breakdown for the renter:

$125/month X 24 months = $3,000 + $150 GST + $125 security deposit = $3,275

For now the six bay container is the only one we have researched. The order turn-around time on building these has been quoted at less than a month. If we had six bays pre-paid by the beginning of April, the container could be ready for the beginning of the season.

We have gotten several quotes. The configuration has changed slightly to have 3 doors on each side to give each bay more room outside for an EZ-UP tent and table. The garages will take about 6 weeks to construct and have delivered so we would like to firm up any commitments very soon. As we stated before, the rental terms must be paid in advance and we need at least 6 bays paid for up front in order for this to happen. The order will be placed when all the cheques have come in.

- 6 units per 40’ container
- 3 doors on each side alternately placed
- 6.5’ X 8’ X 8’
- 6’ wide rollup door
- Instawall metal divider between units
- No electricity
- Rental container units will be placed West of the AMRA seacan container
- self financed by pre-paid rental for 2 years (see below)

Rental cost terms:

- 2 year commitment
- $3,275 up front for each bay
- Breakdown: $125/mth X 24 mths + $150 gst + $125 damage deposit = $3,275 each bay

We have come up with a NEW package that is more favourable to the renter.

Rental cost terms:

- 3 years now instead of 2 year commitment for the same price
- $3,275 up front for each bay
- Monthly Cost Breakdown: $83.333333/mth X 36 mths + $150 gst + $125 damage deposit = $3,275 each bay

Original upfront price of $3,275 is retained but will be good for 3 years instead of 2. This is a 33% cost reduction per year for the renter over the original offer and is also a discount over the 4th year and beyond rates which will probably be $1,200 per year after that. Original renters get right of first refusal to continue after 3 years. Original renters have a few options if they decide to leave before the 3 years is up:

1. Sublet to another karter to recoup some of their original money but with a cap of $1,200/year. The responsibility to sublet the bay is wholly on the original renter. The club executive does not want to be actively managing these for the next 3 years.
2. Walk away by signing over the access to the club with no refund on remainder.

So far we have 4 bays booked/prepaid and need 2 more for this modified container project to be launched.
